Terms of Service

Last updated: DRAFT

1. Who we are, and what we are not

Bocconi Rentals provides advisory and support services to international students renting in Milan. We help you search for and evaluate housing, understand contracts and Italian bureaucracy, and prepare for the steps involved in settling in. You remain the person who finds, chooses, and signs for your accommodation.

We are not a real-estate agency or intermediary (mediatore), and we are not a law firm. We do not act on your behalf to source, secure, or negotiate a tenancy, and we do not earn any commission from landlords or from the conclusion of a lease. Our fees are paid by you, for the advisory work we provide, and are not contingent on you signing any particular contract. For formal legal, immigration, or tax opinions, we will point you to a qualified professional.

2. Our services and fees

Our services are offered as individual modules (for example, apartment-search support, codice fiscale assistance, permesso di soggiorno support, and other settlement help). Each module is a fixed advisory service fee, shown before you pay. There are no commissions and no hidden charges, and no fee is contingent on a lease being signed. You choose only the modules you want.

Prices displayed on the site are indicative until confirmed at checkout, where the applicable price is the one shown to you before payment.

3. Ongoing Support (annual subscription)

The optional Ongoing Support service is an annual subscription. It renews automatically every year at the then-current annual price unless you cancel. You can cancel at any time from your Stripe Customer Portal; cancellation stops the next renewal, and your support continues until the end of the period you have already paid for. We will email you a reminder at least 30 days before each renewal, stating the cancellation deadline.

4. Your right of withdrawal

As a consumer you have 14 days to withdraw from this contract without giving a reason. The period runs from the day the contract is concluded. To withdraw, tell us by a clear statement (email to hello@bocconirentals.com) — you may use the model withdrawal form. If you asked us to start during the 14 days, you'll pay a proportionate amount for what was provided up to your withdrawal. You lose the right of withdrawal once the service has been fully performed (having consented to start and acknowledged this).

5. Cancellation

You can cancel the Ongoing Support subscription at any time, from your Stripe Customer Portal — no fees, no phone calls. Your Ongoing Support runs until the end of the period you've paid for and won't renew. We email a reminder at least 30 days before each renewal with the cancellation deadline. If we ever fail to send it, you can cancel even after renewal and we'll refund the renewal charge.

6. No legal, immigration, or real-estate-agency advice

Our guidance is practical and informational. It is not legal advice, immigration advice, or a substitute for a qualified professional, and it does not constitute real-estate intermediation. Decisions about which apartment to rent, which contract to sign, and which immigration steps to take remain yours.

7. Governing law and jurisdiction

[PLACEHOLDER — pending counsel.] These terms are intended to be governed by Italian law, without prejudice to the mandatory consumer-protection rules of the country in which you are habitually resident. The applicable consumer regime for international and non-EU students is being confirmed with legal counsel and will be finalised here before launch.
