Frequently asked questions
Do I need a codice fiscale before renting?
Yes, most landlords require it. We guide you through getting one — it takes about 30 minutes at the Agenzia delle Entrate — and we can come with you if you'd like that support.
How early should I start looking?
Ideally 2-3 months before your arrival. The Milan rental market moves fast, especially June-August for September intake. The earlier you start, the better options you'll have.
What type of contract should I look for?
For an academic year or longer, the purpose-built 'contratto per studenti universitari' (6-36 months) is usually the best fit — it's rent-capped under the canone concordato and tax-favoured. For shorter stays, the 'contratto transitorio' (up to 18 months) is the fallback. Either way, we walk you through the key clauses so you know exactly what you're signing — what to watch for, what's standard, and what to question. We're an advisory service, not a law firm: for a formal legal opinion we'll point you to a qualified professional.
Can I rent an apartment without being in Milan?
Some landlords accept remote signings, but most prefer to meet you. We can join virtual viewings and help you prepare for landlord conversations before you arrive.
How does your pricing work?
You pay fixed fees only for the specific services you choose — apartment-search support, codice fiscale, permesso di soggiorno help, settlement add-ons. Pick what you need and see each price up front: no bundled service you don't want, no commission on your rent, and nothing contingent on signing a lease.
What if I don't find an apartment?
Our fees pay for the advisory work we do with you — search support, guidance, coming to viewings — so they're for the help we provide, never contingent on you signing a particular lease. The Milan market is competitive, but students who work the process with us rarely come up short, and we'll keep supporting your search the whole way through. If a service ever falls short of what we promised, tell us and we'll make it right.
